CONDITIONS OF TENANCY:

Note: Each guest is offered an opportunity to view the property in advance of their booking date. Please contact the owners on 08 9245 2425 if you wish to do so. In order to avoid any embarrassment or misunderstanding, please read the following conditions of tenancy carefully as they must be observed.

DESCRIPTION OF ACCOMMODATION:

The Guest accepts that the property has been described to the best of the Owners' ability, within the limited extent of communications between the Guest and Owner. Should the Guest consider the property unsuitable in any way the Owner shall not be held liable and will not accept responsibility for any alterations to the property beyond their control.


BOND

A deposit/holding fee of $300 is required to secure your reservation. A Bond inspection will be carried out following your departure and your bond refund will be sent to you within 14 days.


RESERVATION AND CONFIRMATION

A reservation booking is not confirmed until both the bond payment and a fully completed "Request for Booking" form have been received. A confirmation notice will then be forwarded to the Guest.
  1. If you are making a booking more than 6 weeks prior to the date of commencement of your holiday, the bond is required to confirm your booking. The rent is payable 6 weeks prior to your check-in date.
  2. If you are making a booking within 6 weeks of the date of commencement of the holiday, the full amount (Bond & rent) is required to confirm the booking.

CANCELLATION

If payment or the balance of payment has not been received by 6 weeks prior to the date referred to on the reservation form, then we reserve the right to cancel the booking without notice and the guest will forfeit the bond/deposit paid. In these circumstances, all monies are non-refundable.
If the booking is cancelled by yourself no later than thirty (30) days prior to the date of check-in, a cancellation fee not exceeding 15% of the full amount of rent payable for the property will be charged. The balance of the deposit and rent monies will be refunded back to you.
If you cancel your booking at any time later than thirty (30) days prior to check-in, we have the right (at our absolute discretion) to forfeit the total amount paid by you, as a cancellation fee.


ARRIVAL & DEPARTURE TIMES

Your tenancy commences no earlier than 2.00pm on the day of arrival. Departure shall be on or before 10.00am on the departure date. Check in and check out times must be strictly adhered to as any late check outs without prior arrangement may incur another full night charge, or other holiday makers may be inconvenienced. Any variation must be noted in writing by the Owner on your reservation confirmation sheet.


KEY COLLECTION

The keys can be collected from the caretaker who lives locally. Keys are to be returned to the caretaker on departure.


GUEST RESPONSIBILITIES

It is the responsibility of the Guest to take all reasonable care of the property during their stay. All equipment, fixtures and fittings will remain on or in the property. If any breakages or damages occur, please advise the owners or their delegate as soon as practical. Any breakages and damages caused during the Guest's occupation will be charged to the Guest at the repair or replacement value. Please ensure that all fridges are cleaned and all food stuffs are removed.

Please comply with any special requests made by the owners or their delegate with respect to rubbish removal or any other request list that may have been left at the property for you.

Note: Linen is not normally provided at the property so please remember to
BRING YOUR OWN LINEN, such as sheets, pillowcases and towels. In some situations (e.g. where overseas guests may be staying) linen can be hired on request.

To ensure that the property is left in a clean and tidy state for the following tenants, the house will be cleaned at a cost of $45 which will be deducted from the deposit.


NUMBER OF HOUSE GUESTS ALLOWED, PETS & SMOKING

The number of house guests at the property
may not exceed 12 under any circumstances.

Neither pets nor smoking are permitted inside the house. Should these conditions be disregarded, the bond will automatically be forfeited. The Guest is liable for all costs incurred to restore the ambience of the property.


PUBLIC NUISANCE AND DISTURBANCE

Guests are not permitted to do anything on the premises, or permit someone else entering the premises with their permission, to do anything that causes a nuisance (eg. Noise that disturbs neighbours). Complaints by neighbours and/or local Council will be acted on and may result in termination of the booking with forfeiture of full rent and bond.


FORFEITURE OF BOND

If any of the above conditions are not strictly adhered to, we reserve the right to forfeit part, or all, of the bond monies held.


IMPORTANT - MAINTENANCE AND EMERGENCY CONTACTS

Guests are required to contact either the caretaker or the Owners with any maintenance or emergency issues - refer Information sheet on kitchen bench.
On receiving your call, a contractor will be arranged to deal with the maintenance issue.
Note: Guests need to be aware that should the Contractor find that the Guest was at fault or that the situation did not call for the Contractor's expertise then the Guest will be liable for all costs incurred.


I understand that by proceeding with my booking, I/we ("the Guest/s") hereby acknowledge that I/we have read and accept the "Booking Conditions" and their ramifications as listed above.
